Crawl Space Encapsulation planning in Mauldin

Postwar homes and dense suburban development make utility routes, access, and runoff coordination important.

A town chartered three times before it stuck

The land under Mauldin was first granted to Benjamin Griffith in 1784, and the crossroads that grew there — known as Butler's Corners after landowner Willis William Butler — didn't become a town until the Greenville and Laurens Railroad reached it in 1886. Mauldin was chartered December 24, 1890, named for railroad president and Lieutenant Governor William L. Mauldin, but the charter didn't hold: it lapsed, was reinstated in 1910, was voluntarily surrendered in 1932, and town government wasn't restored until a citizen vote in 1957. The city took its current name in 1969.

Three charters, three eras of crawl-space construction

A town whose government stopped and restarted three times between 1890 and 1957 has housing built across genuinely different periods rather than one continuous boom, and each period used the crawl-space standard of its own day — vented, unconditioned, and with no vapor-barrier expectation until far more recently. Mauldin's postwar growth added density on top of that older stock, so a crawl space inspection needs to identify which building era a specific property belongs to before assuming how much humidity exposure its foundation framing has already absorbed.

Crawl space project options in Mauldin

Help us place your Mauldin home's building era

Because Mauldin's town government stopped and restarted three times, noting the home's approximate age or neighborhood is especially useful, along with current crawl space condition, past work, access, and your goals. Provider availability varies, so confirm licensing directly.

Confirm current Greenville County requirements

Greenville County's floodplain and grading records apply to Mauldin; check parcel-level flood status and any stormwater or grading requirements before finalizing a crawl space plan.
